Building Our Dream Rental Property in La Ropa: What We Learned Along the Way
When people think about investing in Mexico, they often imagine buying an existing home or condominium.
A few years ago, Andy and I decided to take a different path.
We purchased a lot in La Ropa, one of the most desirable neighborhoods in Zihuatanejo, and began building our own vacation rental project from the ground up.
What started as a real estate investment quickly became one of the biggest learning experiences of our lives.
Why We Chose La Ropa
After living in several cities throughout Mexico—including Monterrey, Cancun, Mexico City, Querétaro, and now Zihuatanejo—we knew exactly what we were looking for.
La Ropa offered everything we loved:
Walkable access to the beach
Strong vacation rental demand
Beautiful tropical surroundings
A growing expat community
Excellent long-term appreciation potential
Most importantly, it felt like home.
Building in Mexico Is Different
One of the first lessons we learned is that building in Mexico is not the same as building in Canada or the United States.
Timelines are more flexible.
Weather plays a major role.
Materials may arrive later than expected.
And sometimes you discover solutions that are uniquely Mexican.
At first, this can be frustrating.
Eventually, you learn to adapt and appreciate the process.
The Tropical Environment
Building near the ocean requires special consideration.
Heat, humidity, salt air, and seasonal rains all impact construction decisions.
We spent considerable time selecting materials that would perform well in a coastal environment while minimizing long-term maintenance.
Every decision became a balance between aesthetics, durability, and budget.
The Unexpected Lessons
Perhaps the biggest surprise was how much we learned outside of construction.
We learned patience.
We learned negotiation.
We learned how important it is to have reliable local professionals.
Most importantly, we learned that flexibility is one of the most valuable skills you can have when building in Mexico.
Why We Still Believe It Was Worth It
Would we do it again?
Absolutely.
Building our project has given us firsthand knowledge that now helps our real estate clients make better decisions.
