Each month, I'll share the real performance of my Airbnb portfolio, the decisions we made, what worked, what didn't, and the lessons we learned along the way.
No exaggerated income claims.
No "get rich with Airbnb" promises.
Just honest numbers, real guests, and practical experience from hosting in Mexico.
My Airbnb journey started several years ago in Querétaro, where I began hosting modern city lofts for business travelers and weekend visitors.
Since then, our portfolio has grown into several completely different hosting experiences across Mexico.

At that point, only our Querétaro properties were actively generating bookings, while our tropical projects in Barra de Navidad and Guerrero were still under development.

Although the numbers are modest, they represent something important:
Consistency.
Before expanding into new markets, it's essential to have stable properties that generate predictable income.
One lesson became very clear.
Every property has its own personality.
Business travelers book differently than vacation travelers.
A city loft follows completely different demand patterns than a tropical villa or an Airstream surrounded by palm trees.
Understanding your guest is often more important than simply lowering your price.
That insight would influence many of the decisions we made later in the year.
As January came to an end, our goals were clear:

✓ Improve Airbnb SEO through stronger titles and descriptions.
✓ Test different pricing strategies.
✓ Optimize discounts and promotions.
✓ Experiment with Instant Book settings.
✓ Continue earning five-star reviews.
Most importantly…
We wanted every guest to leave with a memorable experience, not just a place to stay.
The biggest challenge wasn't improving occupancy.
It was preparing an entirely new chapter for our hosting business.
